COLLEGE PARK, GA — Vitalis Smart Communities advised Greybrook on converting two retail agreements with Comcast to bulk internet at Meadow Springs Apartments and Meadow View Apartments, a combined 456 units in College Park, Georgia. The agreements still had seven years of term remaining. The conversion created $165K in NOI and more than $2.7M in value.
The deal was one of the high-priority opportunities identified through a portfolio-wide telecom audit of Greybrook’s multifamily portfolio. Vitalis aggregated Greybrook’s internet agreements and uploaded them to VitalisOS, where its proprietary telecom-trained AI document reader analyzed each one. The result was a Suggested Strategy Document that tiered every asset as high, medium or low priority, with NOI and value-creation assumptions for each.
For the Meadow properties, Vitalis prepared an offering memorandum and launched it on the Vitalis Marketplace, where national and regional ISPs bid competitively. Running the Vitalis process gave Greybrook the leverage to convert both agreements to bulk seven years early. Vitalis then negotiated a Letter of Intent defining the scope of work and market service level agreements, and engaged legal counsel to secure owner-favorable terms before execution.
“Owners apply rigorous underwriting to every line of their operating budget, yet telecom agreements are often left untouched until expiration,” said Elliot LaBreche, CEO of Vitalis Smart Communities. “Our process treats them as the value-creation lever they are. By auditing the full portfolio and bringing each priority asset to market, we created meaningful NOI for Greybrook years ahead of schedule.”
