Vitalis negotiated a reduced monthly internet rate alongside a dramatic upgrade in speed, from 300 Mbps to 1 Gbps, delivering measurably better connectivity to residents without increasing cost. Additionally, ownership received a significant signing bonus paid by the ISP at closing.
The opportunity was identified through a comprehensive portfolio-wide audit conducted by Vitalis, which systematically reviewed each asset for upcoming contract milestones and potential areas of improvement. The Village of Meadowview surfaced as a high-priority target. The existing agreement locked ownership into a below-market rate at 300 Mbps — terms that no longer reflected current market conditions or the bandwidth demands of today’s student residents.
Execution speed was critical for this negotiation. To unlock improved terms, the renewal had to be exercised within a defined window and required 120 days’ advance notice to the provider. Vitalis moved swiftly to meet that timeline, ultimately negotiating a final agreement that reduced the monthly internet rate while delivering an increase in bandwidth.
