ORLANDO, FL – Vitalis Smart Communities successfully negotiated a bulk internet agreement to bring Fiber to 539-unit multifamily asset in Orlando.

Ownership engaged Vitalis to implement a bulk internet program immediately following the property’s acquisition. During the diligence and RFP process, Vitalis uncovered two previously unknown Exclusive Marketing Agreements (EMAs) already in place, agreements that prohibited a bulk internet rollout entirely.

Rather than delay the program, Vitalis negotiated termination of both EMAs and structured a new bulk internet agreement with door fees covering 100% of the resulting termination costs. The creative deal structuring allowed ownership to implement bulk services well ahead of the original EMA expiration dates.

The agreement is projected to deliver an annual NOI impact of over $265,000 & over $5 million in asset-level value creation at a 5.50% cap rate, substantially exceeding underwriting at acquisition.
