MONTANA — Vitalis Smart Communities negotiated and executed an early retail-to-bulk conversion across a five-property Montana multifamily portfolio. The properties span Missoula, Kalispell, and Bozeman and cover 818 units in total.
Vitalis has served as a telecom advisor to this multifamily owner across several properties nationwide. Vitalis was brought in to analyze and negotiate the telecom contracts for ownership’s Montana assets. Four of the five properties remained under retail agreements with one provider, with an average of five years left on term and 90 percent penetration, giving the provider little incentive to convert the properties on a one-off basis early. Vitalis bundled all five assets into a single portfolio, leveraging the scale of the portfolio to renegotiate and convert the retail agreements to bulk years ahead of schedule.
The new bulk agreement is projected to generate close to $500,000 in additional annual net operating income for ownership, translating to approximately $8.2 million in value creation across the five assets.
