CHICAGO, IL. Vitalis Smart Communities has secured a new bulk internet agreement for a 1,115-unit multifamily community in Chicago, Illinois, the largest apartment complex in the Chicagoland market, projected to generate approximately $588,000 in annual NOI and over $9.8 million in value creation.

The community’s previous connectivity arrangement, an exclusive marketing agreement set to expire in January 2028, positioned ownership to explore the market well ahead of schedule. Vitalis ran a competitive process to benchmark providers and structure new terms, ultimately transitioning the property to a new bulk agreement that includes a signing bonus payable at execution.

Vitalis estimates the agreement creates over $9.8 million in additional asset value, one of the largest single-property outcomes the firm has delivered to date.
