HOLLY SPRINGS, NC — Vitalis Smart Communities restructured the bulk internet agreement for a 316-unit multifamily community in Holly Springs, North Carolina, generating over $126,000 in NOI creation and more than $3.2 million in added value for the property.
The community’s prior bulk service agreement had expired and entered an automatic renewal, obligating residents to a double-play package bundling internet and video service. Prior to renegotiation, Vitalis conducted a resident survey to evaluate the value of the existing offering and found video penetration at just 25%, indicating that a majority of residents were paying for a service they did not use.
Vitalis ran a competitive process through the VitalisOS platform, soliciting proposals for a bulk internet-only service rather than renewing the existing bundle. The resulting agreement secured lower resident costs, meaningful speed upgrades, and flexibility provisions for a potential future ownership refinance.
