PANAMA CITY, FL — Vitalis Smart Communities has secured a bulk fiber internet agreement for a build-to-rent townhome development in Panama City, Florida, finalizing the agreement ahead of TCO to ensure the development’s connectivity infrastructure was fully operational for lease-up.
Before engaging Vitalis, the developer had worked with another consultant to secure connectivity for the project but had struggled to lock in competitive terms, a common challenge for smaller developments that carry less leverage in negotiations on their own. With TCO set for October 2026, the developer needed the deal closed quickly. The result outperformed the previous consultant’s deal by 30%, with bulk fiber service delivered through a national provider and high speed connectivity ready for residents from day one.
Despite the development’s smaller scale, Vitalis secured terms well ahead of the TCO deadline that neither the developer nor his previous advisor had been able to reach.
