MISSOULA, MT — Vitalis Smart Communities advised the ownership of a Missoula, Montana multifamily community on the conversion of an underperforming Exclusive Marketing Agreement (EMA) to a Bulk internet contract, unlocking just over $500,000 in property value in the process.
The Opportunity
During a portfolio audit of existing telecom agreements, Vitalis flagged the property’s EMA as a candidate for early conversion. The community had roughly seven years left on a ten-year term and was running at about 80% resident penetration.

The original revenue-share structure, a percentage of video and internet revenue plus a per-door fee, was replaced with a fixed per-unit bulk rate and defined annual escalations. The new structure eliminates revenue variability and improves NOI predictability. At a 5.75% cap rate, that restructured agreement translates to just over $500,000 in created property value.
